BPZ CONSTRUCTION GENERAL LLC

Level lines, solid builds

General Contracting Desk, West Valley City, Utah

Framed plans, true lines, Builds

BPZ CONSTRUCTION GENERAL LLC is a general contracting and systems coordination firm working from its West Valley City yard at 4236 W 3150 S APT 71A, West Valley City - 84120-1921, United States (US). The studio draws, prices and delivers interior build outs, concrete flatwork, framing packages and full remodels for owners who need one accountable desk instead of six separate trades. Every project starts on a drafted sheet, moves through a checked set of stud bays and level walls, and closes with a documented handover.

We keep the drawing board honest, the schedule visible and the site clean from demolition day to final sweep.

A construction desk that treats every build as a coordinated system

BPZ CONSTRUCTION GENERAL LLC works as a general contractor and as a build out coordinator, which means the same team that reads the architect drawings also holds the subcontracts, runs the site meetings and signs the closeout package. We are a small, deliberately technical firm. Our work sits where computer integrated systems design meets physical construction, so we are at home in rooms that carry structured cabling, access control, shop floor equipment and data racks as much as we are in rooms that carry a simple tenant partition.

The scope we contract directly is clear: general contracting, design build coordination, tenant improvements, concrete and flatwork, framing and drywall, and remodel and addition builds. Anything outside that list is still coordinated, priced and inspected by our desk, but it is delivered by vetted trade partners under our schedule and our quality checks. That single point of accountability is the reason owners bring us a set of drawings with a deadline attached.

Every project begins with a measured survey of the existing space, a written scope matrix and a drawing set we actually mark up. We do not begin demolition until the sheet, the schedule and the budget agree with one another. From that moment the work moves in a rhythm our clients can watch: hidden conditions logged, framing checked with a level, mechanical and electrical rough in inspected, board hung, finishes set, punch walked, documents delivered.

The level wall registry

Six service lines hang on our wall rail at their own heights, because no two scopes of work carry the same weight or the same risk. Each one below is a direct contract line with BPZ CONSTRUCTION GENERAL LLC.

Every card is measured against the same standard: a checked line, a written scope and a dated handover.
Line G

General Contracting

We hold the prime contract, the schedule and the site. That includes permitting support, subcontractor procurement, daily supervision, safety planning and a closeout binder with warranties, as built notes and inspection records.

Design Build Coordination

One desk translates the owner brief into a buildable drawing set, then carries that set through structure, envelope, mechanical, electrical and data coordination before a hammer is swung.

Tenant Improvements

Interior build outs for leased suites, from demising partitions to storefront glass, finish setting and the certificate of occupancy walk. We work inside landlord rules and building hours.

Concrete and Flatwork

Slabs, footings, sidewalks, aprons, equipment pads and interior topping. We control subgrade, reinforcement, mix design and curing so the surface stays flat and the edges stay true.

Framing and Drywall

Metal stud partitions, blocking, ceilings and board systems hung to a checked line, taped and finished to the level the project calls for, from level four to a smooth paint finish.

Remodel and Addition Builds

Occupied remodels, structural openings, second floor additions and envelope repairs where the existing building sets the rules and every existing condition has to be surveyed first.

How the desk carries a build from survey to sign off

The process is deliberately short in steps and long in detail. Owners see the same five stages on every project, whether the scope is a single equipment pad or a full floor of tenant improvements.

Stage One

Measure and read

We walk the site with a laser, a tape and a camera, then compare what we see against the drawings that were issued. Ceiling heights, structural bays, existing utilities, door swings, floor flatness and access routes all go onto the survey sheet. Hidden conditions found at this stage are priced into the first budget rather than discovered after demolition.

Stage Two

Draw and price

The scope matrix becomes a drawing set with a cost line behind every assembly. We price framing by the square foot, concrete by the yard, board by the sheet and coordination time by the week. The owner receives a written proposal with inclusions, exclusions, allowances and a clear list of decisions still open.

Stage Three

Set the line

Permits are filed, trade partners are locked, and the schedule is posted where the crew can see it. We establish the control line, the material staging plan and the site rules before the first wall comes down. On occupied buildings this stage also covers phasing, dust control and after hours work agreements.

Stage Four

Build and check

Our superintendent owns the daily rhythm: morning coordination, mid day quality checks, end of day cleanup. Framing is checked with a level and a tape, concrete is checked for elevation and finish, and every rough in is inspected before it is covered. Photographs and daily notes go into the project record.

Stage Five

Close and hand over

The punch walk happens with the owner in the room. We correct what is found, clean the space, deliver the closeout binder and walk the owner through the systems that were installed. Warranty contacts, maintenance notes and as built markups stay with the building, not with us.

What a coordinated build actually looks like

A general contractor who only forwards drawings to subcontractors is a mailbox with a markup. We take a different position. Our desk holds the drawing set, the cost model and the schedule in the same room, and the person answering the phone knows which wall is being framed this week. That matters most in computer integrated systems design work, where a data rack, a cooling unit, a floor penetration and a power feed all have to land in the same square feet.

On a recent tenant improvement the owner needed a lab bench line, a small server room and an open office in a suite that had been a warehouse office since the 1990s. The existing drawings were wrong by nearly two feet at the demising wall. We caught it in the survey, re drew the partitions, re priced the framing and started two days later than planned instead of six weeks later. Our tenant improvement service exists for exactly that kind of correction.

Why the details get written down

Good construction is mostly memory management. Someone has to remember that the loading dock apron needs a different mix than the interior slab, that the framing around a roof hatch needs blocking for a future ladder, that the owner asked for a floor drain in a room that appears on no drawing. We write those things down, put them on the sheet and check them off.

That habit is why concrete and flatwork and framing and drywall sit in the same firm as design build coordination. The people who set the elevation also set the studs above it. When the slab is flat, the partitions are easy. When the partitions are plumb, the finishes are honest. When the finishes are honest, the handover is short. The chain is only as strong as the desk that holds it together.

We would rather draw a detail twice at the desk than tear a wall open twice on the job. That is the whole philosophy of BPZ CONSTRUCTION GENERAL LLC, and it fits on one line.

Start with a measured conversation

Bring us a set of drawings, a lease plan, a photograph of a failing slab or a sentence about the room you want. We will tell you what the survey needs to confirm, what the budget range looks like and which of our six service lines carries the work. There is no charge for the first walk through, and no pressure to sign anything before the scope is written.
